Could not have asked for more from Jemma. In quite complicated circumstances the advice and support I received from her was great and I wouldn’t hesitate to recommend her to anyone.

Mortgage Advice for Remortgage

Remortgage

A remortgage is where you take out a new mortgage on a property you already own – either to replace your existing mortgage, or to borrow money against your property.

✔️Your want a better rate or your current deal is about to end

Many of the best mortgages only last a short time – often two to five years – the typical length of time offered on a fixed rate, tracker or discount mortgage.

When it comes to an end, your lender will put you on its bog standard variable rate (SVR). It’s likely to be higher than your old interest rate and higher than the best buys available. If so, you want to be ready to remortgage to a cheaper rate.

✔️You want to borrow more.

Perhaps your current lender has said no to lending you extra money or the terms it’s offering aren’t very good. Remortgaging to a new lender might enable you to raise money cheaply on low rates.

There are lots of reasons for remortgaging but if it’s been a while since you’ve reviewed your mortgage it’s worth contacting us for a mortgage review.

A Few FAQs

We will provide you with the best advice when arranging a mortgage for you. We can search 1000s of mortgage products from a panel of over 70 lenders.

The FCA recently changed how we promote ourselves, so this term does not exist any longer. We offer a comprehensive range of mortgages from across the market, but not deals that you can only obtain by going direct to a lender. When dealing with these products in each case we will advise you and make a recommendation after assessing your needs.

Important Stuff

YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE.

Most Buy to Let Mortgages are not regulated by the Financial Conduct Authority

Think carefully before securing other debts against your home. Consolidating debt may reduce your outgoings now, however you may pay more interest over your mortgage term.

Buy to Let

You aren’t allowed to let out a property with a mortgage on it without approval from the lender.

Buy to Let mortgages are similar to residential mortgages but they are specifically for the purpose of renting the property out and many landlords whom do this wish to generate a monthly income from the rent so interest only mortgages are the most preferred way to do this but you can have the mortgage on a repayment basis as well.

If you are considering investing in property or you are an experienced landlord with a portfolio we can help you manage the finance aspect.

Integrity Mortgage Solutions  have a great deal of expertise in this area and can talk you through your options and research the mortgage market to get you a great deal.

Mortgage Advice for Investors
In the light of continuous increase in the cost of living, I cannot thank Andy enough for helping me secure a mortgage at such affordable monthly rate. Thanks to Andy, my mortgage for a 3-bed house is lower than the rent people pay to live in a studio!

Special Circumstance

There are numerous situations where potential mortgage customers don’t fit the standard criteria of most lenders. The average bank prefer the typical customer in terms of traditional employed income, clean credit history and with many years until retirement.

You need not despair however, as we can usually find a lender in the market who can help when all that’s needed is a reasonable personal assessment rather than a box ticking exercise.

Our experienced advisors have most likely helped customers with very similar circumstances to yours before and already know where to start in finding a lender who can accommodate your circumstances.  Even if not, with access to thousands of potential mortgage deals and contacts within lenders large and small, we’ll be able to find out what’s possible.

Mortgage advice can be essential in finding a suitable lender in these circumstances.

Your Credit Report

We recommend all our mortgage customers obtain a copy of their credit file before applying for a mortgage.  It gives us a snapshot of your financial health as well as a rating. It’s good to have this in advance so that we can choose the right lender for you and ensure you get the best rate for your circumstances.

We have partnered with Check My File who provide a detailed report with information from all the main credit reference agencies that lenders use to help make their decisions.

This is free to use for 30 days and £14.99 a month thereafter. There is no cancellation fee so you are free to cancel any time.
